Construction has begun on new neighbourhood in Calgary’s growing northwest quadrant.
Land developer Brookfield Residential recently broke ground on Starling, a new community located west of its Livingston development and east of Qualico Communties’ Ambleton. The relatively flat parcel of land, north of 144th Avenue N.W., features 281 acres of developable land with room for approximately 7,400 residents.

“Starling will have just over 2,000 single-family and 300 multi-family homes. We’re tracking about 10 to 12 years for build out,” says Mary Aucoin, Brookfield senior marketing manager for Calgary communities.
The first phase will feature a storm park and environmental reserve in the southeast corner with water features like a Nautilus Pond that will filter rainwater for reuse. The plan for Starling includes two school sites and a commercial area down the road. Brookfield will build a community centre, to be managed by a homeowner’s association that will also manage Starling’s enhanced public landscaping and amenities.
Brookfield’s homebuilding division plus Homes by Avi and Excel Homes will offer front-garage, laned and duplex homes in the first phase. Home building will be rolled out in accordance with the Nose Creek Watershed Water Management Plan. The plan was created in 1998 to protect riparian areas, improve stormwater management and water quality in the Nose Creek areas within Calgary and municipalities north of the city.
The name Starling is meant to reflect the vast sky around it.
“It’s wide-open country and farmland just to the north of it,” Aucoin says.
The grand opening of the community is scheduled for June.
