Natural spaces abound in Osprey Hill

The old KOA campground west of Winsport Canada Olympic Park will soon be a permanent community of 1,500 residents as it transforms into a new neighbourhood named Osprey Hill.

Measuring just under 50 acres, the heavily treed site west of Stoney Trail is being developed by Avi Land, part of the Homes by Avi Group of Companies. This is the second master-planned community by the company’s development division, the first being Tesoro in Tuscany launched in 2016.

The hillside parcel lends itself to terraced roads and single-family homes backing onto ravines and forested areas. At least 24 per cent of the developable land will be left as environmental reserve, protecting multiple species of birds including the namesake osprey that fish in the Bow River to the north.

“We’re doing a lot to preserve the natural ravines and landscape. We could have squeezed more juice out of the orange, as it were, but we wanted to keep the inherent beauty of the site in play. We built around it — that’s how we ended up with the layout of the community,” says Charron Ungar, Homes by Avi Group CEO. “Our team has done an outstanding job to redefine the landscape and create a hub where families can grow, businesses can prosper, and the community can thrive together.”

Housing types include single-family homes, fee simple street towns plus townhomes and apartments. The builder group consists of community partner Bedrock Homes plus Lupi Luxury Homes, Renova Homes and Homes by Avi.

“We have product types that back onto ravines, which is attractive for a lot of builders. Our builders stepped up with expressions of interest and I’m glad we have them on board. They’ll all do well and show the community well because of the work they do,” Ungar says.

Within the two environmental reserves are 2.5-kilometre trails established by the campground that Avi Land will also keep and maintain. Osprey Hill will connect to the amenities at Winsport via 1st Avenue N.W., which runs east under Stoney Trail just south of Trans-Canada Highway. The Calgary Climbing Centre, Calgary Gymnastics Centre, the National Sport School and the Calgary Farmers Market-West are all in the vicinity.

The near instant accessibility to the highway means residents who love their weekend mountain adventures can be in Canmore in 40 minutes, Ungar says.
