Elboya leads Calgary for highest median bid on sales over list price

One of Calgary’s toniest communities is leading the city in a new study examining how much homes are selling over list price.

The study by Wahi looked at the median overbid amount for the second quarter of this year, finding that the community of Elboya led the city with a median amount of $50,050 over sales price.

The median price in the community was $1,162,500.

The other neighbourhoods in the top five in the city for highest median overbid amounts had significantly lower median sale prices.

That includes North Haven in second spot behind Elboya with a median overbid amount of $33,700. The community’s median sale price was $725,000.

MacEwan Glen sat in third spot with a median overbid of $30,100 and a median sale price of $565,000.

In fourth, Deer Ridge had a median overbid of $28,000 with a median sale price of $423,750.

Fifth spot was taken by Cambrian Heights where the median sum over list was $26,000. There, the median sale price was $780,000.

Elboya was an outlier among Calgary’s highest priced communities with others seeing less price pressure.

In fact, these neighbourhoods generally ranked near the bottom of the survey, seeing the largest median sums for homes selling below list.

Upper Mount Royal saw the most sizable underbid at $34,000 where the median sale price was $1,501,500.

Elbow Park — where the median sale price was $1,9320,000 — saw a median underbid of $28,950.

Rosedale was third with a median bid of $15,000 below list price. The community had a median sale price of $1,320,000.

Rounding out the communities seeing the largest median underbids were Ramsay and Wildwood.

Ramsay had the fourth most sizable underbid of $14,000. There, the median sale price was $665,000. Wildwood saw a median underbid of $13,200 — the fifth largest sum below list — where the median sale price was $878,700.
