Leaving an inner-city existence for suburban life will be an adjustment for Satwant Flora, a project engineer who moved to Calgary from England in 2022. However, he felt it was time to quit paying someone else’s mortgage and begin building equity as a homeowner.
“I wanted to get on the property ladder,” says Flora who will move into a new three-bedroom townhome in Colours of Seton this September.

Apart from the financial benefits, the 34-year-old was also prompted by a desire to design and create his own space. To hang art on the wall or mount a big screen TV anywhere he wanted. The real push however came about when his mother, who was emotional about her son leaving England, came to visit.
“Her mindset was that I was going to come back, but when she came last summer, she loved the weather and the lifestyle here. She loved Calgary. When she was leaving, she suggested I get something a little bit bigger so next time, we’ll all have more space. Seeing her happy and having her blessing made Calgary feel more like home. That was a turning point,” Flora says.
Thus began his search. He worked with a realtor, checking prices to see how much money he needed to sock away. The suburbs seemed affordable and as a new Calgarian, he had already made some connections with people who lived in the deep southeast quadrant of the city. When he checked out a show home by Trico Homes and learned about a future townhome development to be built in the heart of Seton, a community by Brookfield Residential, everything clicked.

“My dad’s in construction in the U.K. and has his own joinery firm. I grew up around construction and I could see that the quality of build and finishing by Trico Homes is to a high standard,” he says. “At that time, Trico didn’t have the name of the Seton project yet or any floor plans.”
Flora liked the location on Seton Grove S.E., which can be accessed quickly from Deerfoot Trail, and the promise of a future LRT station nearby, which he felt would increase the value of his home in time. He chose a three-bedroom, 2½-bathroom end unit and the pre-sale deal was done quickly.
“I didn’t know exactly what it looked like, but I locked in at a good price. That was an appealing factor,” he says.
The three-bedroom, 2½-bathroom floor plans are on the end of each row of townhomes, with the two-bedroom, 2½-bathroom units situated in the interior of each block. Flora’s home is 1,376 square feet with a double tandem garage.
Half of the 95 units in Colours of Seton sold even before show homes opened at the end of July, says Jimmy Luong, Trico area sales manager.
“Our starting price for two-bedroom units is in the high $400,000s. People want to get out of the rental market and own, so our price points are driving things,” he says.

A high desire among home buyers to live in Seton is also pushing along sales.
“Seton has been Community of the Year for a couple of years now. The community design is a mixture of urban and suburban, so you can have that urban feel without going downtown. The (South Health Campus) hospital plays a big role, too,” Luong says.
There are eight two- and three-bedroom floor plans, each named for a particular hue. The interior design palettes were created exclusively for Trico Homes by designer Alykhan Velji, known across Canada for his talents fusing style and texture.
Select units have double primary suites or a flex room at grade. Each has a tandem garage, and some units have driveways. Condo fees are approximately $225 a month for two-bedroom units, and $265 for three-bedroom homes.
The development is across the street from the Seton Homeowner’s Association amenity, currently being constructed by Brookfield Residential, that will include a community hall, playground, splash park, tennis courts, park space and community garden.
