Renters got some good news this month as average rents modestly declined from August in Calgary, a new report has found.
Liv.rent — an online marketplace for rentals and renters — published its monthly survey of the Calgary and Edmonton rental markets, finding the average price of a one-bedroom, unfurnished apartment in Calgary fell nearly three per cent in September from August to $1,704 per month.

The average price, the study found, is still about $20 a month higher than it was in April, or an increase of one per cent.
The largest percentage decline was in the city’s southeast, down nearly eight per cent month over month. In contrast, the northeast saw a minor decrease with average rents largely flat, month over month.
One-bedroom furnished apartments also declined, down nearly five per cent to an average monthly rent of $1,817 in September. The southwest saw the largest decline at nearly 10 per cent, while the southeast experienced a modest decline in average rent, largely flat month over month.
For an unfurnished two-bedroom, the report found average monthly rents were highest in downtown at $2,334, and lowest was in the northwest at $2,001.
The northeast had the second lowest monthly rent for an unfurnished two-bedroom at $2,032.
Three-bedroom rentals had the highest average monthly rent in downtown at $3,144. The northeast had the lowest at $2,396.
Average rents in Edmonton were largely flat in September. One-bedroom, unfurnished rental units’ average monthly rent was $1,342, up about one per cent.
The average rent for a furnished one-bedroom was about $1,597, down about 1.5 per cent month over month.
The monthly rent for an unfurnished one-bedroom apartment there was up seven per cent from April when the average rent in Edmonton was $1,256 a month.
