Bedrock Homes expands to Calgary communities


Edmonton builder builds on success with moves into four new Calgary-area neighbourhoods following expansion into Red Deer and Okanagan.

Bedrock Homes has spent three decades building a solid reputation in Edmonton. Recently, the production builder has expanded to Red Deer and the Okanagan, and now has a sight line on the Calgary region.

Bedrock Homes, part of Edmonton’s Carrington Group, has set up shop in four new communities: Osprey Hill by Avi Land and Heartwood by Rohit Communities in Calgary, Key Ranch by Lamont Land in Airdrie and West Hawk, a JL Developments community in Cochrane.

In 1999, the builder joined the Carrington Group founded by the Ferchoff family in 1973. Bedrock president Cam Ferchoff says the builder produces an average of 250 homes annually in the capital region and expects to create 125 to 150 new homes in the Calgary area in 2025.

“We first discussed expansion into the Calgary market in 2021. There had been noticeable improvement in the housing market in Edmonton, and we were hearing how Calgary was showing improvement, as well. We were approached by Homes by Avi to partner in their upcoming Osprey Hill community in West Calgary. It sounded like an excellent opportunity for Bedrock to enter the market with a successful and proven land developer in a very desirable area,” he says.

That first contact led to the investigation of other opportunities to establish Bedrock as a reputable production builder in the Calgary region. They met with the respective developers of Heartwood, Key Ranch and West Hawk who were each planning to break ground in 2024.

“We wanted to choose thriving communities with reputable land developers where we could enter the market with confidence,” Ferchoff says.

Alberta is developing a global reputation as a top tier location for excellent jobs, affordable housing and a high quality of life. Strong in-migration figures and the forecast of a sustained cost-of-living advantage for the province has bolstered Bedrock’s expansion into other areas of Alberta.

Calgary and Edmonton, as two of the country’s fastest growing cities, have much in common, but the builder acknowledges there are key differences. Calgary’s boom/bust economy is more volatile, and prices can fluctuate significantly. Edmonton sees less dramatic price swings with a more steady, consistent type of demand for new construction. Vice-president Dee Tran believes that Bedrock is prepared to ride the rollercoaster in Calgary.

“The ups and downs of the energy sector means it’s a place where adaptability is important. We’re ready to meet that challenge and the unique vibe of this city,” he says.

Bedrock is now selling front-drive single-family homes in Key Ranch with show homes open now. Front-drive and laned single-family models will be offered in Heartwood, front-drive homes are planned for Osprey Hill and front-drive single-family homes and townhomes will be built in West Hawk, with show homes scheduled for the spring in each of those communities.

Tran notes that Calgary area customers can expect a blend of quality, innovation and a strong customer service focus from Bedrock.
